Job Title: Supply Project Manager

Reports To: GM / CEO
Key Responsibilities
1. New Supply Pipeline Management
• Source Opportunities: Identify new OpCo deals via SLA platforms, agents, or other channels, ensuring high margins (evaluated retrospectively).
• Pipeline Metrics: Monitor and optimize pipeline-to-contract conversion rates and weekly leads.
• EBITDA Contribution: Drive profitability by sourcing projects with clear value-add potential.
2. Feasibility and Pre-Project Planning
• Conduct pre-project feasibility studies for PropCo investments, ensuring alignment with Figment’s financial and operational goals.
• Assess project viability, factoring in timelines, costs, and quality benchmarks.
3. Project Management
• Directly Manage Projects: Oversee the design, construction, and fit-outs of new builds, ensuring on-time and on-budget delivery.
• Contractor Oversight: Set and track KPIs for contractors, ensuring high-quality outcomes and cost efficiency (PSF benchmarks).
• Maintain rigorous quality control through regular inspections and progress tracking.
4. Brand Consistency & Refresh
• Coordinate ongoing inspections and brand refreshes for completed spaces during lull periods, ensuring they align with Figment’s signature design standards.
• Actively contribute to enhancing Figment’s unique blend of culture, art, and heritage through meticulous project execution.
KPIs
• Pipeline to Contract Conversion Rate: Maximize the percentage of leads converted into signed deals.
• EBITDA Contribution: Meet or exceed profitability benchmarks per project.
• Project Management Efficiency: Deliver projects within agreed timeframes and cost constraints, maintaining exceptional quality.
• Portfolio Activity: Manage 6–13 live projects simultaneously across various locations.

Preferred Qualifications
• Experience: Minimum 2 years in project management, real estate development, or a related field. Architecture Backgrounds Preferred.
• Skills: Strong understanding of construction management, cost control, and quality benchmarks.
• Leadership: Proven ability to manage multiple contractors and teams across simultaneous projects.
• Technical Knowledge: Familiarity with feasibility studies, design planning, and real estate operations.
• Tools: Proficiency in project management software and construction cost analysis.
